SUGGESTIONS - Before You Start Looking For Your New Home:
- Check your credit rating. Straighten out any errors before it's too late.
- Determine a comfortable monthly budget for your new purchase, including down payment and monthly payment.
- Find a loan program that meets your needs and get pre-qualified (preferably pre-approved).
- Choose a competent Agent/Broker that you trust and who understands your needs.

Closing Costs to Expect:
- Lender fees include charges for loan processing, underwriting and preparation. There are mortgage lenders who maywaive some of those fees.
- Third-party fees include charges for insurance, Notary and Lawyer fees, and home inspection fee.
- Government fees include transfer fees (“Welcome Tax”) which is due approximately two months following your purchase and if a new home – (Federal & Provincial Sales Tax) may apply.
Additional costs that may apply are: A new certificate of location performed by a professional appraiser, adjustment fees at the Notary's during the signing of the deed of sale, moving expenses and renovations/repairs (if any).
